Free Home Value Consultation

Curious what your home might sell for in today's market? I'd be happy to provide a complimentary Comparative Market Analysis (CMA) for your property.

Simply provide your address, and I'll research recent comparable sales, current market conditions, and active competition to help estimate your home's current market value. If possible, I also love meeting homeowners in person so I can see the property's condition, upgrades, features, and overall presentation firsthand.

During our consultation, we'll discuss your goals, timeline, and whether selling now is the right move for you. There is never any pressure or obligation—just professional guidance to help you make an informed decision.

Do You Have to Sell Before You Buy?

Not necessarily. There are several strategies that may allow you to purchase your next home before, during, or after selling your current one.

Some common options include:

• Using a Home Equity Line of Credit (HELOC)
• Obtaining a bridge loan
• Cash-out refinancing
• Making an offer contingent upon the sale of your current home
• Negotiating a rent-back agreement after closing
• Negotiating an extended closing timeline
• Using savings or other assets toward your next purchase

Every situation is different, and the best solution depends on your finances, timeline, and goals. I can walk you through the pros and cons of each option and connect you with trusted lending professionals to determine what may work best for your situation.

Typical Costs of Selling a Home

One of the most common questions I receive is, "How much does it cost to sell my home?"

While every transaction is different, many sellers should plan for total selling costs ranging from approximately 6% to 10% of the sales price, depending on the property, loan payoff, location, and services used.

Potential costs may include -

• Listing brokerage compensation
• Buyer's brokerage compensation (when offered)
• Washington State real estate excise tax
• Escrow fees
• Title insurance fees
• Recording fees
• HOA resale certificates or transfer fees, if applicable
• Mortgage payoff fees
• Repairs negotiated during the transaction
• Staging, cleaning, or moving expenses

Tax implications can vary significantly depending on your situation. Factors such as whether the home was owner-occupied, used as a rental, held as an investment property, or whether substantial improvements were made can affect your tax liability.

Because every seller's circumstances are unique, I strongly encourage consulting with a qualified CPA or tax professional regarding potential capital gains taxes or other tax considerations before making a decision to sell.

I'd be happy to provide a personalized net sheet so you can better understand what you may walk away with after all anticipated expenses.

Preparing Your Home for the Market

Wondering what projects are worth doing before you sell? Not every improvement increases your home's value, and some updates provide a much better return on investment than others.

I can walk through your property with you and help identify which repairs, updates, or cosmetic improvements may help maximize your sale price while avoiding unnecessary expenses. Sometimes simple decluttering, deep cleaning, fresh landscaping, and touch-up paint can have a greater impact than expensive renovations.

Together, we'll create a plan that makes sense for your budget, timeline, and goals. My objective is to help you invest only where it matters most so your home attracts the strongest possible offers and stands out from the competition.
